What Alberta Condo Boards Need to Know About Their Building EnvelopeBudgeting Strata Strata and Property Management
The Essential AGM Prep Guide: Building Envelope Costs & PlanningCentra joined CTV to talk building envelope renovations, explaining what separates a smooth renovation from a stressful one. While AGM season is underway across Alberta, a lot of condo boards sit down to decide whether a major renovation belongs on the year's agenda. So what actually makes a project like this go well, and what tends to make it go badly?
The short version: most renovation problems don't come from bad materials. They come from bad planning.
Windows, doors, cladding, balconies – a building envelope project usually touches every unit in the complex. A properly run project starts with a real condition assessment before anyone picks up a tool. That assessment is what tells a contractor the full scope of what needs doing, which prevents the kind of mid-project surprises that blow up both the budget and the timeline.
From there, sequencing becomes a matter of planning in phases – deciding which units to start with, which side of the building gets tackled first, and which trades need to be on site at which stage. Done properly, this keeps resident disruption to a minimum and keeps the building protected from the weather throughout, rather than leaving sections exposed longer than necessary.
None of this works without communication. Residents need to know what's happening and when, well before work actually starts near their unit. A board that can proactively answer residents’ questions before they're asked tends to have a much calmer time than one that can't.
Building envelope work rarely involves just one trade. Window installers, landscapers, electricians, scaffolding crews – a full renovation can mean coordinating several different companies at once, and that coordination is a full-time job most volunteer condo boards never signed up for.
This is where Centra Install Pros’ approach differs from a lot of contractors. Centra manufactures its own windows and doors and installs them with its own crews, so there's no gap between the company that built the product and the company putting it in. That matters later too, since it's part of what allows Centra to back the work with a stronger warranty than a split-responsibility model ever could.
For every other trade a project needs, Centra manages that relationship directly rather than handing the board a list of subcontractors to deal with. If something needs adjusting partway through, there's one team to call, not five separate companies to track down. For residents, that usually just means fewer unfamiliar crews showing up, a more consistent schedule, and no confusion about who's actually responsible when a question comes up.
Centra has completed more than 550 full-scale building envelope renovations on multi-family buildings, backed by over 40 years in the industry. That's a lot of AGMs, a lot of resident questions, and a lot of lessons about what actually works on an occupied building. Centra handles both manufacturing and installation under one roof, so there's a single company accountable for the entire project rather than a manufacturer and an installer pointing at each other if something goes wrong.
The warranty reflects that structure. It covers the window frame, the glass unit, installation, and future labour costs, which puts it among the strongest warranties offered anywhere in Canada. That protection also holds up over time because Centra is 100% Employee Owned, meaning there's no risk of the company being sold off partway through a warranty period and leaving a board without recourse.
Safety matters too, particularly on a building where residents are living through construction. Centra is COR-certified in Alberta, a credential that speaks directly to how seriously safety protocols are treated on an active site.
A lot of what makes a project smooth happens outside the actual construction work as well. Centra helps boards interpret inspection reports, line up renovation timing with reserve fund planning, and put together the materials boards need to bring to owners at an AGM or SGM. The goal across all of it is reducing risk for the board at every stage: technical, financial, and logistical.
If a building envelope project might end up on an agenda this year, the planning needs to start well before the meeting itself.
